Dapper Properties Gate – Security Procedure & Terms of Use
1. Real Estate Security Procedure – "3-Lock Security Protocol"
At Dapper Properties Gate, your safety in property transactions is our top priority. To promote transparency and protect both buyers and sellers, all listings are guided by our 3-Lock Security Protocol:
- Lock 1: Verified Listing Badge
Only listings uploaded with valid ownership documents, government approvals, and agent credentials receive the Verified Listing Badge. Properties without this badge should be treated as informational only, and users must perform thorough due diligence.
- Lock 2: SafeMeet Checkpoint
First-time buyer-seller meetings should be arranged under our SafeMeet Protocol:
- Meetings at safe, neutral venues (law offices, banking halls, or designated secure zones).
- No exchange of cash during the first meeting.
- Licensed professionals (lawyers, surveyors, or agents) are encouraged to be present.
- Lock 3: Escrow Assurance Option
Users are encouraged to transact through our Escrow Partner Service, where funds are securely held until ownership transfer is verified and confirmed by legal authorities.
2. Terms and Conditions
- a) Independent Due Diligence
Buyers, sellers, and agents are solely responsible for conducting full due diligence on property ownership, legal compliance, land searches, valuations, and documentation. Dapper Properties Gate does not guarantee the authenticity of any user-submitted information.
- b) Limitation of Liability
Dapper Properties Gate is a marketing and listing platform only. We are not a party to any sales transaction, payment, or contractual agreement between users. Dapper Properties Gate shall not be held liable for:
- Fraud, misrepresentation, or negligence by third parties.
- Loss of funds, property disputes, or damages resulting from incomplete or improper due diligence.
- Any claims or conflicts arising from private agreements between buyers, sellers, and agents.
- c) No Guarantee of Transaction Outcome
Listing a property on Dapper Properties Gate does not guarantee a sale, purchase, financing, or successful transfer of ownership. Users engage with listings entirely at their own risk and discretion.
- d) User Responsibilities
Users must verify property documents with official government bodies (e.g., Ministry of Lands, County Offices, or National Land Commission). Users are encouraged to involve licensed professionals—lawyers, valuers, surveyors, and registered estate agents—before entering into any binding transaction.
- e) Indemnification
By using this platform, users agree to indemnify and hold harmless Dapper Properties Gate, its owners, employees, and partners from any claims, costs, disputes, or damages resulting from property transactions, especially where the 3-Lock Security Protocol was not followed.
